Adani Properties Pvt Ltd (APPL) has emerged as the highest bidder for the redevelopment of Motilal Nagar, one of Mumbai's largest housing redevelopment projects, with a bid amount of Rs 36,000 crore. The redevelopment project, spanning 143 acres in the western suburb of Goregaon (W), will be the second major redevelopment project undertaken by the Adani Group in Mumbai, following its involvement in the Dharavi slum redevelopment.
Motilal Nagar, consisting of Motilal Nagar I, II, and III, is set to undergo a transformation into modern apartments, with the total estimated redevelopment cost standing at Rs 36,000 crore. APPL won the bid by agreeing to hand over 3.97 lakh square meters of housing stock to Maharashtra Housing and Area Development Authority (MHADA), surpassing the offer made by L&T, the second bidder, who quoted 2.6 lakh square meters.
The project aims to rehabilitate around 3,372 residential units, 328 commercial units, and 1,600 slum tenements as per the 1971 Slum Act. The redevelopment will include integrated infrastructure, modern amenities, and a planned community to eliminate illegal construction and provide a sustainable solution to the region’s ongoing flooding and waterlogging problems.
MHADA will retain control of the land, while the selected construction and development agency (C&DA), led by Adani, will be responsible for the redevelopment process, including design, construction, approvals, and rehabilitation. The project’s rehabilitation period is expected to last for seven years, making it a landmark project in Mumbai’s real estate development.
With this win, Adani Group continues to establish itself as a major player in Mumbai’s real estate sector, driving large-scale urban development projects while ensuring comprehensive and sustainable urban solutions.
