Bollywood director Subhash Ghai and his wife Mukta Ghai have purchased a luxury 4BHK apartment in 81 Aureate, Bandra West, for Rs. 24 crore, according to documents filed with the Inspector General of Registration (IGR). The apartment has a carpet area of 4,364 sq. ft. and a built-up area of 5,239 sq. ft., with the transaction incurring a stamp duty of Rs. 1.44 crore and registration charges of Rs. 30,000. The purchase also includes three car parking spaces and was registered in February 2025.
Developed by MJ Shah Group, 81 Aureate is a high-end residential project spanning 4.48 acres, offering 4BHK apartments with premium amenities. The project has recorded eight transactions amounting to Rs. 76 crore between February 2024 and January 2025. The current resale price for a 4BHK in the project averages Rs. 51,636 per sq. ft., while the average monthly asking rent stands at Rs. 8.5 lakh.
The project has seen notable transactions in recent months. In one of the most significant deals, actress Sonakshi Sinha sold her apartment in 81 Aureate for Rs. 22.50 crore, reflecting a 61% appreciation from her Rs. 14 crore purchase price in March 2020. The rising property values in the development highlight its prominence in Mumbai’s luxury housing segment, with consistent demand from high-net-worth buyers.
