Google India and its cloud division, Google Cloud India, have renewed their office leases at the First International Financial Center (FIFC) in Mumbai’s Bandra-Kurla Complex (BKC). The renewed agreements cover a total office space of nearly 1.5 lakh sq ft at a monthly rent of Rs. 320 per sq ft, marking a significant move in Mumbai’s prime commercial real estate market.
Google India’s lease renewal spans 1.10 lakh sq ft (10,310 sq meters) with a monthly rent of Rs. 3.55 crore. The agreement includes a security deposit of Rs. 9.64 crore and incurred a stamp duty of Rs. 1.87 crore, along with registration charges of Rs. 30,000. The lease is valid for five years starting June 2025, with a 15% rental escalation clause after 36 months.
Google Cloud India also renewed its lease for 38,678 sq ft (3,593 sq meters), with a monthly rent of Rs. 1.24 crore. The company paid a security deposit of Rs. 3.13 crore, a stamp duty of Rs. 66.92 lakh, and registration fees of Rs. 30,000.
Both lease renewals were registered in February 2025, highlighting the growing demand for premium office spaces in BKC, one of Mumbai’s most sought-after business hubs. FIFC, known for its state-of-the-art infrastructure and strategic location, continues to attract top global companies.
