ICICI Prudential AMC buys Mumbai's VIOS Tower office for โน525 crore
ICICI Prudential AMC has acquired office space in Mumbai's VIOS Tower for over Rs 525 crore, picking up nine floors totalling about three lakh square feet of pre-leased commercial space. The purchase was made through its office yield optimiser fund, which targets established, income-generating properties.
The acquisition is structured to deliver an annual yield above 8 per cent, with built-in rent escalations of around 5 per cent. Pre-leased assets of this kind offer investors stable rental income from existing tenants in a prime location.
The deal reflects growing institutional appetite for Grade-A office assets in Mumbai, where funds are deploying capital into yield-bearing commercial real estate. It strengthens the asset manager's real estate fund portfolio with a sizeable, income-producing addition.
